If you own a domestic or commercial property and rent it out to tenants or businesses, you should have the electric equipment and installations tested by a professional electrician each time an old tenant moves out. This article aims to explain EICR testing and how M.Electrical could save you a large sum of money in the future. If you need to arrange your EICR test, give us a call today on 01202 730278.
What is EICR testing?
EICR stands for Electrical Installation Condition Report, and is a formal document that proves that all electrical installations in your property are safe. It is not a legal requirement, but if your tenant receives an electric shock, or a fire is started where there is no obvious cause, you could be facing hefty penalties if the electrics are found at fault.
It’s not just landlords that need to consider the benefit of EICR testing. We’ve compiled a list of all the reasons why you should have your electrical installations tested:
- Whenever a new tenant takes over
- If you own an older property where installations were carried out a long time ago
- If you own a larger property with complex installations such as swimming pools etc.
- If there’s been damage through damp, or extreme weather conditions or vandalism
- If you’re preparing to sell your property
- Whenever there is a concern that something isn’t working properly
Why is EICR testing so beneficial?
EICR testing is cheap to carry out, and when you choose M. Electrical, you can be sure that you will receive a good price. By having a professional electrician test your electrical installations, you will be spending a small amount now to save yourself big money in the future.
It’s the same as having your car serviced. An EICR test can pick up problems that would have previously gone undetected. Over time, a small problem left untreated, could develop into something much more complex, and as a result, accidents could happen that could have been prevented.
What happens during an EICR testing?
During your EICR testing, one of our qualified electricians will have to fill out a form based on the inspections that they make. For example, they’ll note down the electrical installation that they’ve inspected, and give each specific installation a recommendation code, which will represent how severe the defect (if there is one) is.
The EICR test isn’t about trying to make you pay for things unnecessarily – it’s about saving you money. After we have carried out the EICR testing, we’ll give you a competitive quote to carry out all the necessary work ourselves – and we’ll hand over the full report so other companies can quote as well.
What other types of testing do we do?
In addition to EICR testing, it’s also important that you make sure all portable appliances that you supply are tested (PAT Test) – this is annually for landlords. It is a legal requirement by the government, which could have serious consequences if not carried out, such as fines and lawsuits in the event of an incident.
